Zone 2: Rafters and Truss Members

Move your attention to the structural framing — the rafters, top chords, bottom chords, and web members of your truss system.

Water running along rafter edges. Water commonly channels along the bottom edge of a rafter. Run your fingers along the bottom edge (with gloves on). Dampness confirms active or recent moisture. Follow the damp rafter uphill to find where it begins.

Dark water lines on truss webs. Diagonal and vertical truss members can carry water downward from the deck. Dark staining that follows the angle of a web member traces the water's path from entry to drip point.

Soft or spongy wood. Press your thumb against rafters and truss members in suspicious areas. Healthy structural lumber is hard and solid. Wood that yields under pressure, feels spongy, or has a crumbly surface texture has advanced rot. This is a structural concern that requires professional evaluation.

Warping or bowing. Truss members that have bowed or twisted beyond their original dimensions have absorbed significant moisture over time. Compare suspect members to dry members in other areas of the attic for reference.

Zone 3: Insulation

Insulation is both a moisture detector and a moisture trap.

Compressed or matted batts. Fiberglass insulation that has absorbed water loses its loft. Wet batts appear flattened, darkened, and dense compared to the fluffy, dry insulation around them.

Water trails through insulation. When water drips from the deck into insulation, it can create a visible trail — a darkened path through the batt that shows the direction water moved.

Pooled water on top of insulation. During or immediately after rain events, standing water on top of insulation batts indicates an active, significant leak. The volume and location help identify severity.

Missing insulation. In some cases, water-soaked insulation was removed by a previous repair or by pest activity. Bare spots on the attic floor where insulation should exist warrant investigation into why it's gone.

Chimney structures: Inside the attic, inspect the chimney masonry or framing on all four sides. Electrical mast and service entries: Where the electrical service enters through the roof, the flashing and sealant must be intact. Water staining in this area is particularly concerning because of the electrical hazard.

Zone 5: Gable End Walls and Soffits

The vertical gable end walls and the soffit areas (under the eaves inside the attic) tell a different story.

Water staining on gable wall sheathing. Staining on the interior face of gable walls suggests water is entering through siding, trim, or the gable vent — not necessarily the roof surface. This distinction matters because the repair is different.

Soffit moisture. The soffit (the underside of the eaves) should be dry. Wet soffit material indicates water is backing up under the eaves — possibly from clogged gutters, ice dams (not applicable in Florida), or wind-driven rain entering at the roof edge.

Ventilation gaps. Soffit vents should be clear and unobstructed. Blocked soffit ventilation causes heat and moisture buildup in the attic, which accelerates decking deterioration and creates condensation that mimics leak symptoms.
